Build-to-rent buildings run at a different scale to standard residential stock, with hundreds of apartments, common areas and building services under one roof and one operator. We provide the ongoing electrical maintenance that keeps a BTR tower compliant, safe and performing, from the switchboard room to the apartment door.

One program covers the whole building: scheduled apartment checks, common-area and amenity electrical, essential services and the reactive works that come up in a fully tenanted building.

We run comprehensive electrical checks across every apartment in the building, including RCD testing, thermal imaging and, where fitted, solar testing. Thermal imaging identifies developing faults in switchboards and connections before they cause an outage, and RCD testing confirms every safety switch is operating within tolerance.

Checks are scheduled and documented apartment by apartment, so building owners and operators have a complete, auditable record across the entire tower.

Beyond the individual apartment, we maintain the building-wide electrical systems that BTR operators are accountable for: switchboards, common-area and carpark lighting, exit and emergency lighting and essential services. Testing and reporting are aligned to Australian Standards so compliance is always current and evidenced.

A BTR tower is home to hundreds of residents, so every visit is planned around access windows, resident communication and minimal disruption. Our technicians are experienced working in fully occupied, live residential buildings and coordinate directly with building management to keep works on schedule.

We currently maintain more than 600 apartments across two premium build-to-rent towers in South Yarra, one a 30-storey building, delivering apartment checks, thermal imaging and solar and RCD testing on an ongoing basis.
